Construction Draws (Rehab & Construction Funding)
If your loan includes a rehab or construction reserve, draws let you access funds as work is completed. Here’s how the process works, what’s required for approval, and how to keep requests moving quickly.
If your loan includes a rehab/construction reserve, draws allow you to access funds as work is completed. Our goal is simple: clear requirements, fast turnaround, and visibility from request → inspection → approval → payout.
How draws work (high-level)

Submit a draw request tied to your approved Scope of Work (SOW) line items

Upload supporting documentation (invoices, photos, lien waivers where applicable)

Inspection occurs when required to confirm completed work

Your request is reviewed, approved, and funded
Where you’ll submit draws (current + improving experience)
We leverage TrustPoint to support draw requests and inspections. You’ll receive an email invitation/link to access the draw workflow and complete the steps. You can also access the draw workflow more seamlessly through your Upright Lending account to reduce friction and keep everything centralized.
Draw disbursement requirements (eligibility rules)
To be eligible for a draw, the following requirements typically apply:

Your loan must be current on all interest payments

Your loan must be within its loan maturity date

We will only reimburse against items that are complete at the time of inspection

For new construction loans, the foundation/piles/slab must be complete to receive your first draw.

For rehab loans, we generally only disburse funds once value-add work has been started.

Draw requests must exceed $10,000 for approval. Please ensure enough work has been completed against the SOW to meet or exceed this threshold.
Approved Scope of Work (SOW)
Draws are reviewed and reimbursed only against the approved Scope of Work (SOW) provided at closing.
If you need to adjust the SOW:
- You may request one SOW change during the life of the loan.
- Leverage Trustpoint to reallocate your budget to reflect your revisions
- We cannot order an inspection if there is a SOW change request currently under review.
Open payoff statements (important)

We cannot initiate a draw request if there is an open loan payoff statement.

If a draw is sent while a payoff statement is open, the open payoff statement will be voided.

Scheduling an inspection
Once an inspection is ordered, an inspector will contact you or your point of contact on behalf of Upright Lending to schedule. Please be ready to provide availability so the inspection can be completed quickly and your draw can stay on track.

Requirements vary by project and line item, but commonly include:

If you anticipate a scope change, flag it early so we can review before inspections are ordered
