How to Submit a Draw Request
Build your draw in the app or the web portal. Only the photos and video have to be captured on your phone.
You can build and submit a draw request from either the Sitewire mobile app or the web portal. One step is app-only: capturing the photos and video. Sitewire will not let the draw go until that media is in.
Before you submit
- Your loan is current on all payments
- Your loan is within its maturity date
- Work is complete against approved Scope of Work line items
- The request is for at least $5,000, unless it is your final draw
- New construction: foundation or slab is complete for the first draw
- Rehab: value-add work has started
- There is no open payoff statement on your loan
First time? Get set up
- Open the invite email from Sitewire.
- Download the Sitewire Mobile app and create your account.
- iPhone: Sitewire Mobile on the App Store
- Android: Sitewire Mobile on Google Play
- Sign in to the web portal at portal.sitewire.co with the same credentials. You can also get there from your Upright Lending borrower portal: use the account-level link for all your projects, or Request Draw or Manage Budget on a specific project to go straight into that loan.
Cannot find the invite? Check your spam and promotions folders. The iPhone app requires iOS 16.4 or later and is built for iPhone, so use a phone rather than an iPad.
Step 1. Open the draw and enter your numbers
In the app or the web portal, open your property, or use the Draws tab. Enter an amount against each line item that reflects your spend and progress on that item.
Only an Owner can open a draw request. If you are a Delegate, an Owner needs to start it before you can add media.
Step 2. Upload your supporting documents
Add permits, invoices, receipts, and anything else that supports what you are requesting. Documents can only be uploaded in the web portal, so if you started on your phone, this part happens on a browser.
Step 3. Capture the work in the mobile app
Open the Sitewire app and pick the draw up where you left off. Either you or a Delegate on your team can do this part, and it can only be done on mobile.
Every inspection requires all three of these
- Exterior photos of the property
- An interior video walkthrough
- Supporting photos for each line item you are requesting
Take the video walkthrough seriously. It shows us progress on line items you did not claim this round and gives us the overall condition of the property, which often means we can approve more than you asked for.
The app captures media offline, so you can shoot without service and upload once you have a connection.
Step 4. Submit
Once all the media is in, submit from either the app or the web portal. The system will not release the request before then.
What happens next
We review and approve within hours. If the amount we approve differs from your request by more than 10 percent, we will reach out before finalizing.
We are trying to get you as much money as we can, as fast as we can, against verified progress. If a line item gets missed or we disagree on one, it can trail and be picked up on your next draw rather than holding up the whole request.
Having someone else capture the work
You do not have to be on site.
Owner. Manage the team and all its properties, including opening and submitting draws.
Delegate. Access assigned properties and capture job site progress. Cannot see project financials or submit requests. Can pick up an open draw and supply media from the app.
See Adding Your Team in Sitewire.
If you would rather have an inspection in person
Submit the draw within Sitewire, and subsequently let your branch know so we can arrange it. We can also set this as the default process on any and all of your projects. Just let your team know!
Scope of work changes
Draws are reimbursed only against your approved Scope of Work. If your scope has changed, submit a reallocation request from the web portal before your next draw. We cannot order an inspection while a budget change is under review. See Requesting a Budget Reallocation.
Draws and payoffs
If a draw is taken while a payoff is open, the payoff is voided. Contact your branch to sequence them.
Trouble with the app?
Cannot capture photos or video? Usually a device issue, not a connection issue. Restart your phone.
Captured media but cannot submit? Almost always connectivity. In the app, go to Profile, then Support Tools, then Internet Speed Test. If the Video Streaming rating says Poor, switch between Wi-Fi and cellular and try again. Cellular usually beats weak job site Wi-Fi.
