How to Submit a Draw Request
A step-by-step guide to requesting and receiving construction draw funds
If your loan includes a rehab or construction reserve, draws let you access those funds as work is completed and verified. This guide walks you through the process step by step.
Before You Submit
Make sure the following are in order before submitting a draw request:
- Your loan is current on all payments
- Your loan is within its maturity date
- Work is complete against approved Scope of Work (SOW) line items
- The draw request is for at least $5,000 (unless your final draw)
- New construction: Foundation or slab must be complete for the first draw
- Rehab: Value-add work must have started
- There is no open payoff statement on your loan (if there is, it will need to be voided before a draw can proceed)
Step-by-Step Process
- Log in to your Borrower Dashboard at app.uprightlending.com/
- Navigate to your active loan and select "Request Draw"
- Select the SOW line items you are requesting reimbursement for
- Upload supporting documentation if applicable: Invoices or receipts tied to larger specialty line items completed by sub-contractors
- Submit your request
- Inspection is ordered to verify completed work. A link will be sent to you or a member of your team to complete a virtual inspection, or an inspector will contact you or your site contact to schedule a visit if a third party inspection is preferred.
- Internal review and approval is completed once the inspection results are provided
- Funds are disbursed
Scope of Work Changes
Draws are reimbursed only against the approved SOW from closing. If your project scope has changed, here is what you need to know:
- You can reallocate your budget through the draw platform
- We will review each request to ensure it does not threaten the success of the project nor the initial completed value your project was underwritten to.
- We cannot order an inspection while a SOW change is under review, so plan accordingly
Draws and Payoffs
Draws and payoffs need to be sequenced carefully:
- If a draw is taken while a payoff is open, the payoff is voided and must be re-issued
- If you need both a draw and a payoff in the same window, contact your branch to sequence them correctly

- Request amounts that match the work actually completed
- Upload clean, legible invoices upfront
- Respond quickly to inspector or team requests for clarification
- Flag scope changes early, before inspections are ordered
